What $2 Million Can Buy in King County Right Now (And Why Location Matters)

If you have around $2 million to spend on a home in the Seattle area, the question isn’t simply how much house can I buy?

It’s what kind of life do I want that $2 million to buy me? The answer can look dramatically different depending on where you shop.

In downtown Seattle, $2 million can put you in a luxury high-rise with sweeping Puget Sound views, concierge service, and Pike Place Market just outside your door. Head east toward Issaquah and that same budget can buy several acres, a custom home, and the feeling of being tucked away in the trees while still maintaining an easy connection to Bellevue.

Go farther southeast and the equation changes again. In Maple Valley and Ravensdale, $2 million can mean multiple acres, outbuildings, space for hobbies, and a level of privacy that’s difficult to find closer to the city.

And then there’s the wildcard: a waterfront property just outside King County, where $2 million buys something that square footage alone can’t measure—95 feet of Lake Tapps shoreline.

To put that into perspective, I pulled together five homes currently on the market that show just how different the $2 million price point can look across the region.

1. The Downtown View: Luxury Above Seattle

At this price point, you’re buying location, views, service, and a very particular Seattle lifestyle.

Everything Seattle has to offer is right outside the front door. The building offers 24/7 concierge service, a fitness center, yoga studio, Sky Lounge, rooftop terraces, outdoor kitchens, controlled-access parking, and an exceptionally walkable location. Pike Place Market, the waterfront, restaurants, shopping, entertainment, and light rail are all part of the neighborhood.

This is the option for someone who wants to edit out the maintenance and maximize the lifestyle. There is no long commute from an acreage property, no large yard to maintain, and no need to get in the car every time you want dinner or a Saturday morning at the market.

The views are also a major part of the value here. With walls of glass, the scenery becomes part of the home—and unlike a large yard, it doesn’t require mowing.

The $2 million goes a long way toward location and luxury, but not necessarily space. At 1,723 square feet, this is by far the smallest home on our list, and the approximately $2,060 monthly HOA fee is another consideration.


2. The Hidden Retreat: Issaquah

Here you can see what $2 million buys starts to change.

Instead of a downtown condo, you’re getting a 4,350-square-foot custom Craftsman-style home tucked among the trees on more than 2.5 acres. The property is just minutes from I-90 and Issaquah, while still offering a surprisingly private setting.

Inside, the home has the kind of details you’d expect at this price point: a gourmet kitchen with quartz countertops and a generous island, vaulted ceilings, a river rock fireplace, custom millwork, a main-level primary suite, dedicated office, formal dining room, and a second primary suite downstairs.

Outside, there are decks and patios, a fire pit, a waterfall feature, mature fruit trees, blueberries, and wooded surroundings. Recent updates include a new roof, new decking, a gas furnace, central air conditioning, and other major systems.

This is a particularly desirable property for someone who wants the privacy and feeling of acreage without completely giving up access to the Eastside. It feels like a private retreat, without the isolation.

You’re still buying acreage, which means you’ll have more land and privacy—but also more property to maintain. The home is on a shared well and septic rather than city utilities, something buyers would want to understand during due diligence.

Still, for someone who wants trees, space, and a Bellevue-friendly location, this is a pretty compelling version of $2 million.


3. The Hobby Farm: Nearly 10 Acres in Maple Valley

If the Seattle condo represents a lifestyle of, less land, this property is almost the exact opposite.

Here, $2 million buys nearly 10 acres in Maple Valley, along with a 3,728-square-foot main residence, a separate ADU, a four-stall barn, large shop, shed and multiple other outbuildings.

The property has gently rolling acreage, pasture, garden space, fruit trees, an outdoor arena, fencing, and plenty of room for horses, livestock, hobbies—or simply the luxury of having room to spread out. The listing notes that the property has historically existed as two parcels, with buyers encouraged to investigate the possibility of re-establishing that configuration through King County’s approval process.

It’s also in the Tahoma School District, making this appealing for families who want acreage without giving up access to a good school district.

Four bedrooms in the main residence, plus a three-bedroom, two-bath ADU, create options for multigenerational living, guests, a home business, or simply giving everyone a little more breathing room. Then there’s the barn and shop.

This isn’t just a house with land. It’s a property that could support an entire lifestyle.

The house itself dates to 1913 and was substantially remodeled in 1976, so this isn’t the same proposition as buying a newer luxury home. The property also relies on a private well and septic system. But for the buyer who values land, flexibility, and outbuildings over new construction, that may be a very worthwhile trade.


4. The Modern Forest Estate: Ravensdale

If you love the idea of acreage but want a home that feels decidedly modern, this Ravensdale property is perfect. Built in 2020 by Curtis Lang Homes, this 4,290-square-foot custom home sits on just over five acres with wooded surroundings and no HOA.

The house was designed around both everyday living and entertaining, with a chef’s kitchen, massive walk-in pantry, two primary suites, a huge upper bonus room, wine storage, multiple fireplaces, and an expansive covered patio that takes advantage of the surrounding forest.

There’s also room to customize the acreage to your lifestyle. The listing specifically points to possibilities ranging from a hobby farm to a large shop—or simply enjoying the privacy of five acres. And while Ravensdale feels decidedly removed from the pace of Seattle, you’re still close to the amenities of Maple Valley, Covington, or Issaquah.

Unlike the Maple Valley property, where some of the appeal is the history and collection of existing outbuildings, this one gives you a newer, purpose-built luxury home surrounded by acreage. It’s a particularly good fit for someone who wants privacy without sacrificing high-end finishes and modern functionality. Ravensdale offers significantly more privacy and space than you’ll find closer to Bellevue or Seattle, but that comes with a more rural commute and fewer amenities immediately outside your door.

For someone whose priority is a peaceful retreat rather than a short daily commute, that’s probably part of the appeal.


5. The Wild Card: Lakefront Living in Bonney Lake

Technically, this one isn’t in King County—it’s in Pierce County—but it was too good to leave off the list.

Sometimes what you want from $2 million isn’t acreage, proximity to downtown, or a huge house — sometimes you want the lake!

This Bonney Lake property has 95 feet of low-bank, eastern-facing Lake Tapps waterfront, complete with a sandy shoreline, dock, covered boat slip, and expansive moorage. The eastern exposure also gives the property beautiful sunrise views.

Inside, the 3,588-square-foot home has an open main level with a gourmet kitchen, vaulted and tray ceilings, a main-level primary suite, private guest suite, and dedicated office. Downstairs, there’s a second kitchen, second laundry, media/game room, two additional bedrooms, and another covered patio—making the lower level particularly useful for multigenerational living or extended guests.

There are plenty of beautiful homes around the Seattle area, but 95 feet of low-bank lakefront with a dock and boat slip is a very different kind of luxury. This is the property for someone who wants their home to feel like a vacation destination—without having to leave it.

Compared with the acreage properties on this list, the lot is relatively compact at 0.33 acres. And Bonney Lake puts you farther from Seattle and Bellevue than the Issaquah option. But if lake access is at the top of your wish list, that may not feel like much of a compromise at all.


So, What Does $2 Million Actually Buy?

Five properties. Five very different lifestyles. At roughly the same price point, you could have:

  • A downtown Seattle residence with Puget Sound views, concierge service, and the ability to walk to Pike Place Market.

  • An Issaquah retreat with 2.5 acres, a custom home, mature landscaping, and an easier connection to Bellevue.

  • Nearly 10 acres in Maple Valley with a main house, ADU, barn, shop, and room for horses, gardens, hobbies, or a multigenerational lifestyle.

  • A newer five-acre estate in Ravensdale with custom finishes, forest views, multiple living spaces, and no HOA.

  • Or 95 feet of Lake Tapps waterfront with a dock, boat slip, sandy shoreline, and a home designed for lake living.



That’s one of the things I find most interesting about the Real Estate Market in the Seattle area: there isn’t one definition of luxury.

For one buyer, luxury means walking downstairs for dinner and watching the sunset over Elliott Bay. For another, it’s having five acres of forest and never seeing a neighbor. For someone else, it’s a barn, a shop, an ADU, and enough land to finally have the horses they’ve always wanted. And for another buyer, it’s stepping out the back door and getting into a boat.

The right $2 million home isn’t necessarily the one with the most bedrooms or the highest price per square foot. It’s the one where the location, property, and lifestyle all line up with what matters most to you.
